Moving home can be confusing, and whether you are doing it for the first time or are an old hand, each move is its own new experience!
The Property8.com Sellers advisory guide is dedicated to taking the mystery out of what is involved when you sell your house. From the preparation of your home, choosing whether or not to use an Agent, how to set the price for your house, to how to best show your house when it is on the market, you will find everything related to selling your home.
Deciding to Sell
Why do you wish to sell? It may sound like a strange question to ask, but it is worth taking a moment to consider what prompted you to decide and more importantly, what your objectives are behind your decision. By doing this, you are better prepared for achieving them.
There are many reasons for selling your home, some positive and some negative.
The positive reasons normally include taking a new job in another area, additions to your family resulting in needing a bigger house and being nearer to a good school, or your children may have grown up and left the nest and you feel the need to move to a smaller home.
The negative side would generally stem from financial needs i.e. the loss of a job or a Partner either through death or divorce. In these situations you may not be in control of the timing of the sale and may be forced to sell during a falling market or at an unfavourable time of year. On top of this, the sale may come at a time when you are least prepared to cope with the stress it causes, if you are having to deal with other problems.
When to Sell
March to July tends to be the busiest time in the property market, though late summer and early autumn can also be busy in some places.
High summer tends to be a bit slower. This is due to people being on holiday or coping with the kids being at home. People are often unwilling or not able to view, exchange, co-ordinate and complete the necessary activities with the many distractions that summer has to offer.
Apart from the traditional seasonal ebbs and flows of the market, conditions can be become ripe for a vendor at any time, so always try to keep and an eye on the market. It may sound obvious, but try to sell when demand is high, as prices will be pushed up - something that clearly benefits you.
If, like most people, you are trying to co-ordinate buying and selling a home, it is best to put your home up for sale before you seriously start looking for a new home to live in. Until you find a buyer for your own home, you cannot tell with any certainty what price you are going to achieve (and therefore how much you are going to have available for a purchase) or how long it will be before you are in a position to go through with a purchase.
